Who We Are

Quietly building Philadelphia, one well-made building at a time.

Founded in 2018, C3 Capital Group is a privately held real estate development company based in Philadelphia. We develop ground-up multifamily across the city — designing, building, and operating small apartment buildings from the foundation up.

We are intentionally not a sprawling, multi-market platform. We do a few things well, in one city we know intimately, and we let the quality of the finished product speak for the company.

How We Build

Built in-house, start to finish.

Our in-house team manages the construction process directly — we never hire an external general contractor. By managing the trades ourselves instead of paying a GC’s markup, we keep construction costs meaningfully below what most developers carry, with tighter control over schedule and quality.

That control carries into how each building is designed and detailed. We value-engineer every project — spending where it matters, cutting waste where it doesn’t — and we build on sound building science, with careful water management as the top priority, so our buildings hold up over time.

What We Build

Missing-middle, by design.

Our focus is missing-middle housing: duplexes, triplexes, and small apartment buildings that fall between single-family homes and large institutional complexes. These are the building types that filled American cities for a century.

Most of what makes a neighborhood feel like a neighborhood is missing-middle housing. We build more of it.

Why We Believe In It

The most useful housing a city can add.

Missing-middle buildings do something larger projects can’t. They fit the scale and character of the blocks around them. They add real housing supply where people most want to live, without overwhelming the streetscape. And because they are efficient to build and to occupy, they remain attainable in a market that increasingly is not.

We think this is simply the most useful housing a developer can add to Philadelphia — good for the city, and a sound foundation for a durable company.

A Highly Technical Foundation

Disciplined underwriting, on-the-ground instincts.

Our founder began his career in investment banking before moving into development full-time. That grounding still drives how we operate: we underwrite every deal to an institutional standard, we let the numbers lead, and we don’t let optimism talk us into a project that doesn’t pencil. But we operate as builders, not bankers — pairing that rigor with real ground-level knowledge of Philadelphia’s blocks and a deep understanding of in-the-weeds construction.

Opportunity Zones

Disciplined where it counts.

A number of our projects sit within Qualified Opportunity Zones — federally designated areas intended to channel patient investment into neighborhoods positioned for growth. We approach them selectively and with discipline, underwriting each project on its own merits first and treating the Opportunity Zone framework as an alignment of incentives, not a thesis in itself.
